Escrow and Closing Costs
An escrow company is a non-biased third party who holds something of value, in real estate it would be your Earnest Money, to make your transaction safer. The job of an escrow service is simply to ensure that everybody sticks to their end of the bargain. Escrow opens when a signed agreement is delivered to an escrow officer, who helps to ensure that the conditions of the contract are all satisfied (inspections, disclosures, etc). Escrow closes when everything is done and the property ownership is transferred to the buyer.
Closing costs are fees associated with your home purchase that are paid at the closing of a real estate transaction. They vary depending on where you live but they can include everything from escrow fees to loan application fees to underwriting fees. Closing costs are usually about 2%-5% of the purchase price.
Pre-Approval
If you will be financing your purchase with a loan, getting pre-approved with a lender is the first and most important step toward buying a home. When submitting your offer, a pre-approval letter for your lender makes your offer look strong and solid.
We also encourage our clients to choose an Oregon lender when buying a home in Oregon, preferably a lender that knows the community of the area you’re looking in very well. This will prevent issues in underwriting later in the transaction.

Home Warranty
A home warranty is usually purchased to protect your home’s appliances and systems in case they break or malfunction. Coverage varies depending on where you live but items available for coverage are typically central air conditioning systems, central heating systems, kitchen appliances, clothes washer and dryer, plumbing system, electrical system and roof leaks.
It’s not always necessary or worth it to purchase a home warranty but sometimes it can be very helpful. We’ll determine the necessity of a home warranty once you identify a property to purchase.
